what is an adu?
Accessory Dwelling Units, or ADUs as they are commonly known, are growing in popularity as many of our local municipalities make planning, zoning, and permitting changes to make them easier to build and a more affordable housing option. ADU’s have the potential to make for a home office, a guesthouse for visitors, or a space for multi-generational living.
Subject to all applicable legal requirements including zoning and permitting, an ADU may be able to provide an affordable housing option because they may allow a homeowner the opportunity to build an income-producing property on their existing lot while providing a reasonably priced rental unit for our community. In addition, they can also provide a solution for multi-generational families looking to create a living space for families, such as for aging parents or young adult children.

Accessory Dwelling Unit (PRADU) Program
The City of Renton is offering free ADU model base plans for residential property owners within city limits. The model base plans and PRADU Program was intended by the City to simplify the building permit application and review process. Applicants utilizing the City’s pre-approved plans will work with staff one-on-one to design their ideal site plan and go through and expedited review process, which is intended to provide applicants with significant cost savings that can be applied toward construction.
With the cost of ADUs typically varying between $100,000 and $200,000 depending on size and finish, Supreme Lending has financing options to meet every qualified borrower’s needs.

The city has updated the program to save you time and money. With reduced fees, updated regulations, and a streamlined application process, it’s now easier than ever to plan, build, and finance an ADU on your property. The revised program concentrates on developing fully designed, pre-engineered, and pre-approved ADU base plans for homeowners.

To reduce barriers to ADU development, Renton City Council has approved waiving applicable ADU fees (excluding system development charges, which will be offered a temporary reduction of 50%) until December 31, 2022.
